India's data centre sector has attracted USD 173 billion investment commitments since 2021 as investors remain bullish on the future prospects amid increased adoption of technology, according to real estate consultant CBRE.

India's data centre (DC) market added about 130 MW of new capacity in the first six months of 2026, while more than 200 MW is expected to go live in the second half of the year, CBRE said in a report 'Beyond Growth: India's Rise Among APAC's Leading Data Centre Markets' released on Tuesday.

"India's DC sector attracted around USD 38 billion in investment commitments during January-June 2026, taking the cumulative total since 2021 to about USD 173 billion," it added.

Hyperscale and co-location investments accounted for close to 62 per cent of the cumulative DC commitments from 2021 to the first half of 2026.

CBRE noted that this sustained momentum demonstrates robust investor confidence, driven by increased cloud adoption, AI-related demand, and ongoing digitalisation initiatives.

"The scale of these commitments points to continued capacity expansion, further strengthening India's position as a leading DC market in the region," the consultant said.

India's data centre sector continues to scale at a pace few markets in the region can match, said Anshuman Magazine, Chairman and CEO, India, South-East Asia, Middle East and Africa, CBRE.

"Touching 2 GW of installed capacity by the end of this year would be a significant milestone, but what stands out is the discipline behind this growth: India's cumulative investment commitments of over USD 170 billion, Mumbai's continued leadership, and a rising share of AI-linked capital all point to a market that is maturing even as it expands," he said.

CBRE further said that more than 15 per cent of cumulative commitments were tied to artificial intelligence (AI), reflecting the growing influence of AI-linked demand on the sector's investment trajectory.
